Arlo CMMS is built by Common Good Labs in Stratford, Ontario. We make maintenance management for property managers, facilities teams, field-service trades, schools, and nonprofits — the folks who keep buildings safe, warm, and working.

Most maintenance software is either a glorified spreadsheet or an enterprise system that takes six months and a consultant to deploy. We wanted something with the density and power of the big platforms, but with the polish and speed of a modern consumer app — something a technician can pick up on their phone without training.

So we built Arlo around a few beliefs: the office and the field should share one system; AI should do the busywork (writing the work order, estimating the repair, scanning the receipt) so people can do the work; and good tools shouldn't be priced out of reach of the organizations doing the most good.
